Welcome to Laurea Stays. By accessing and using our website and services, you agree to be bound by these terms and conditions.

1. Services

Laurea Stays provides short-term rental property management services in Brisbane, Queensland. Our services include property listing, guest management, cleaning coordination, and revenue optimisation.

2. Property Listings

Property owners who list with Laurea Stays agree to provide accurate information about their properties. We reserve the right to decline or remove listings that do not meet our quality standards.

3. Guest Bookings

Bookings are made through third-party platforms (e.g., Airbnb, Booking.com) and are subject to those platforms' terms and conditions. Laurea Stays acts as a management agent and is not a party to the booking contract between the property owner and guest.

4. Privacy

We collect and use personal information in accordance with Australian Privacy Principles. Information submitted through our website forms is used solely for the purpose of providing our services and communicating with you.

5. Limitation of Liability

Laurea Stays provides its services on an "as is" basis. Except as expressly provided under our Performance Guarantee (clause 6), we do not guarantee specific occupancy rates or revenue figures. Past performance is not indicative of future results.

6. Performance Guarantee

Our Performance Guarantee is available to the first 20 clients who claim it. If, over the first three months of management, your average weekly owner payout is not at least 10% higher than the assessed market long-term weekly rent for your property less standard agency management fees (a like-for-like owner-payout comparison), Laurea Stays will, at its election, refund the management fees it has collected for that period or continue managing the property without management fees until the target is achieved. The guarantee applies once per property, cannot be combined with other offers, and requires the property to remain available for booking throughout the period.
