How much does Airbnb management cost in Brisbane?

Our management fee is a percentage of what your property earns, quoted per property rather than published as a single rate, because a one-bedroom CBD apartment and a four-bedroom Bulimba home are not the same job to run. The fee covers the whole operation: listing creation and professional photography, dynamic nightly pricing, guest communication around the clock, cleaning and turnover coordination, maintenance, and your owner statements. Will my property earn more as a short-term rental than a long-term rental?

That is the question our performance guarantee exists to answer. For the first twenty owners who claim it, if your average weekly payout over your first three months of management is not at least 10% higher than what the property would have paid you as a long-term rental, we refund every management fee we have collected, or keep managing free until we get you there. The comparison baseline is your property's assessed market long-term weekly rent less standard agency management fees, so it is a like-for-like owner payout comparison rather than a comparison against gross rent.

Am I locked into a long contract?

No. We do not use lock-in management contracts. We would rather keep a property because the returns justify it than because an owner cannot leave. The guarantee points the same way: if we are not out-earning what the property would have made as a long-term rental, you should not be paying us.

Risk, damage and guests

What if guests damage my property?

Across our entire time managing short-term rentals in Brisbane we have had no major guest damage beyond ordinary wear and tear. Minor damage is covered under Airbnb's host protection, which carries USD $3 million in cover, and in the rare cases we have claimed, Airbnb approved the claim promptly. Owners have not carried damage costs. We also inspect between stays rather than waiting for a guest to report a problem, which is how most small issues get caught before they become expensive ones.

My apartment is in Fortitude Valley near the clubs. Won't there be parties?

This is the most common Valley objection and it is managed by the booking rules rather than by hoping for good guests. We set a minimum two-night stay, which removes the single-night bookings that party guests are almost always making, and we hold the nightly rate to a benchmark rather than discounting into the market that attracts that guest profile. Between the two-night floor and the rate benchmark, our Valley properties do not read as party venues to the people searching for one.

Who talks to the guests, and when?

We do, around the clock. Guest messaging, check-in problems, lockbox and access issues and anything that goes wrong overnight come to us, not to you. Short-stay guests message at the hours they are travelling, and a slow reply costs both the booking and the review, so response time is treated as an operational metric rather than a courtesy.

How many properties does each of your managers handle?

We cap each property manager at 50 properties. It is a deliberate ceiling rather than a description of where we happen to sit today, and it is the single clearest commitment we make about service quality. Short-stay management is not long-term leasing: every property turns over weekly or faster, and a manager carrying several hundred listings cannot inspect between stays, answer guests quickly or catch a maintenance problem early. The cap is what makes the rest of how we operate possible.

What training do your property managers have?

Every team member completes a specialist short-term rental management course costing $15,000 per person. We are also members of ASTRA, the Australia and New Zealand Short Term Rental Association, and attend its annual events, and we attend Airbnb's own host workshops, most recently the Airbnb Queensland Host Workshop in Brisbane in August 2026, where the platform's team presents on how listings are ranked and optimised. Short-stay management changes faster than long-term leasing does, and most of what matters is not in a general real estate qualification.

Does Airbnb Superhost status transfer to my listing?

Yes, and it is one of the most undervalued reasons to list under an established manager. Our Airbnb hosting accounts hold Superhost status with 4.8 stars across 267 reviews. Superhost cannot be bought or applied for, it is assessed on hosting performance and reassessed every quarter. A brand new listing placed under our account carries that standing from its first night instead of starting cold with no reviews and no ranking history, which is the hardest period for any new short-stay property.

Money handling, coverage and getting started.

How is my money handled?

Laurea Stays is a licensed Queensland real estate agency, and owner funds are held in a statutory trust account as the licensing regime requires, separate from the company's own money. Trust accounting is prepared by an external accounting firm rather than in-house, and the account is subject to the annual audit that applies to licensed agents. You receive a statement showing bookings, deductions and your payout for the period.

We take on properties across Brisbane and South East Queensland. The portfolio we run today is concentrated in the Brisbane CBD and Fortitude Valley, in Bulimba, and at Point Lookout on North Stradbroke Island. Those are markets we operate in ourselves rather than names on a coverage list, which matters because a CBD tower, a riverside family home and an island property are three genuinely different operations to run.
